Who can apply for a Commercial Loan?

 

Commercial loans are available to individuals, partnerships, companies and discretionary trusts.  In the event that a mortgagor is a company or trust, the shareholders and beneficiaries are usually required to provide personal guarantees as part of the mortgage documentation.

Commercial property leases tend to offer more security than residential, you will generally require a larger initial deposit to fund a commercial property investment.  Most lenders offer a maximum Loan to Valuation Ration (LVR) of 70%, which means you would need a minimum deposit of 30% of purchase price plus costs.  Higher permissible LVR's up to 85% can be obtained for owner occupiers.
